To buy or not buy a home in Sun City or Sun City West in Arizona?
Question. We plan to retire and buy property in Sun City or Sun City West, Arizona, but does not feel comfortable with the purchase contract. Besides price, what other questions we have and be sure to check before agree to sign the contract? – Troy Robbins and Jean Kent, WA
Answer. Actual real estate purchase contracts or purchase agreements may have a lot of legalese and have the time to read the entire document and ask questions about anything you do not understand.
Many important details, plus the purchase price, which must be satisfactorily identified in the purchase contract. Some important questions you want to watch to understand the different deadlines for inspections of properties, including including the home and termite inspection. It is not mandatory, but strongly recommended that the properties should be inspected in the inspection usually ten days after both parties signed a purchase agreement and escrow is opened. Vendors often try to control this process, but make sure you give yourself enough time for all inspections and investigations completely finished.
The purchase agreement should also be clear about how negotiations will proceed once the inspector has completed its inspection report. The fact that a home inspector states that certain items should be fixed not automatically mean that the seller is responsible for repairs. The contract should also specify who will do the repairs that both parties have agreed or how this issue will be negotiated. Some sellers place a guarantee about the important elements of a house such as air conditioner or ceiling. The contract must include specific elements that are "guaranteed" by the seller and those who do not. At the same time, has to decide if you want a home warranty to be included in negotiating the purchase contract. For properties in Sun City that were built 30-40 years ago and some Sun City West homes that were built by the famous developer of retirement communities, Del Webb is a good idea to have a home warranty in effect at any given time. Guarantees provide key operating systems, plumbing and appliances in the home.
Another element important to pay attention before signing a contract closing date. Give yourself more time to make sure that you are able to move from your current home to their new home, not too hectic. Give yourself some extra days in case of termination for any reason delayed.
These are just some of the main issues to look for when signing a contract. Most importantly, do not enter into a contract without competent representation a Realtor ® or an attorney with experience.
